Batteries Plus Bulbs, the nation's first, largest and fastest growing battery and light bulb franchise of its kind, is currently seeking a Director of Real Estate who is located within weekly commuting distance to Hartland, WI.

DescriptionCreate and maintain real estate strategy in established and new markets.  Lead and plan store growth and expansion into new markets to include site selection, lease negotiation, occupancy costs, landlord delivery dates, etc. to ensure maximum return and profitability in support of company growth strategy.

Duties Include: 

Site Selection:

  • Direct flow of real estate transactions by coordinating with brokers, attorneys, landlords, etc.
  • Develop, grow and maintain a national network of brokers to assist with site acquisition in all target markets.
  • Communicate new and relocation store objectives and strategies to developer partners in order to successfully execute build-to-suit programs.
  • Ensure accurate planning for new store openings including, but not limited to: occupancy costs, landlord delivery dates, projected sales, utility details, and collection of tenant improvement allowances.
  • Manage site approval process and ensure all stakeholders are informed and involved.
  • Present new and relocation store sites and obtain approval from the Real Estate Committee

Lease Negotiation and Administration:

  • Analyze real estate proposals and negotiate lease terms. Execute new lease signings in accordance with new store opening policy.
  • Direct the improvement of existing properties through lease negotiations for additional tenure and reduced rent.
  • Administer a wide range of real estate legal documentation including Operating Agreements, Purchase and Sale Agreements, and Leases.
  • Ensure timely and accurate updates and status of all development activities
  • Serve as a thought-leader on market planning and expansion.


Planning and Budgeting:

  • Work with Executive team to determine annual new store opening cadence and management activities, ensuring new stores are in compliance with the annual plan.
  • Prepare and manage the Real Estate annual budget and monthly reporting package to the Executive team and Board of Directors.

Qualifications include:

  • 7-10 years of progressive real estate experience which includes responsibility for site selection and lease negotiation in a multi-unit retail environment
  • Bachelor's degree in Business Administration, or related field. A combination of education and experience will be considered.
  • Proven understanding of the retail/franchising industry and ability to apply that knowledge in finding relevant sites.
  • Demonstrated financial analysis acumen and understanding of retail operating financials. Must have the capacity to evaluate real estate investments on a financial proforma basis.
  • Demonstrated ability to effectively negotiate with landlords and close deals. Proven resilience in high stress situations.
  • Strong project management, organizational, and time management skills with high detail orientation and the ability to multi-task in a fast-paced environment. Must coordinate property management activities with the Stores group.
  • Ability to read, speak and write English.  Bi-lingual, Spanish ideal.
